| FEASIBILITY STUDIES
The success of a project is established in the planning stage. This is where the Church will learn what they need, what they want, what they must do by code, and what they can afford. It's our job to bring these requirements together in a budget. Walker Risk Management will engage the services of an architectural firm to provide documents for a feasibility study. The Church, the Architect, and Walker Risk Management meet, discuss, and develop the programming needs and desires of the Church. The Architect then produces schematic documents in sufficient detail to allow us to produce an accurate budget for the project. The Church is provided with a shopping list of wants and needs. Intelligent decisions can be made as the project budget is established by the Church. During the feasibility phase, the Architect checks and confirms the local building code and zoning requirements. Issues such as hazardous materials, unsuitable soils and a host of other potential disasters are researched and defined early in the process. Building or renovating can be an exciting
experience and a joyous time for the Church, but we must stay vigilant to ensure that all
issues are examined and accounted for. The advantages to our system are many and not
least is the fact that the Church can learn what they can or cannot do before spending a
great deal of time and money. Our feasibility studies are based on approximately 10%
of the total design costs. Therefore the Church will spend 10% of the design fee to
learn of 90% of the problems. |
